What if my builder objects to an independent quality auditor?
We work in tandem with quality contractors, not against them. Our service acts as a mutual security blanket. A premium builder executing compliant trade work to a high standard appreciates a clean, professional visual record that validates their progress and speeds up their financial drawdowns.
A flat refusal or intense hostility toward an independent, trade-qualified reviewer is a major operational warning sign that a homeowner should treat with caution.
Are you managing my project?
No. Having been project managers ourselves, we are clear about the line. Daily site operations, scheduling and material ordering remain solely with your main contractor. We operate strictly as an independent, point-in-time oversight service with no skin in the game.
Who signs off the building?
Your architect or Assigned Certifier. We are not a statutory certifier, structural engineer or registered architect and we do not provide BCAR sign-offs. What we do provide is a weekly photographic record that gives the person signing off real evidence of workmanship.
What happens after each visit?
Within the day, a report is published to your secure portal. Every issue is logged as a numbered snag with photographs, a location and a severity. Snags carry over week to week until we have physically verified the fix. Your builder can see the list and mark items as ready for inspection.
What do you need from the builder on site?
The current, up-to-date drawings on paper on arrival, so the work can be checked against what was actually designed. Beyond that, an hour of access and a willingness to talk through defects face to face.
When are you available?
To maintain absolute operational focus on our active building sites, all standard consultation and reporting takes place between 9:00am to 5:00pm, Monday to Thursday. We do not operate a 24/7 ad-hoc helpline.
Out-of-hours communications requested outside the scheduled framework are subject to a dedicated advisory tariff of €350 + VAT per intervention.
Where do you work?
We are anchored in South County Dublin (Foxrock, Dalkey, Blackrock, Killiney), work across wider Dublin, and cover the commuter pockets of North Wicklow including Bray, Greystones and Enniskerry.
Is there a minimum project size?
Our services are designed for major renovations and new builds with a construction budget of €300,000 or more. Smaller cosmetic projects rarely justify the fee, and we would rather say so up front.
